Get pre-approved

Before you look at a single house, talk to a lender and get a pre-approval letter. It tells you what you can borrow, what your payment looks like, and it makes your offer credible to a seller.

Search

Tell Baylee what matters — area, price, acreage, bedrooms, must-haves, deal-breakers. She'll set you up with listings the moment they hit the market and flag the ones worth a look.

Walk the house

This is where Baylee's renovation background earns its keep. While you're picturing furniture, she's looking at the roofline, the water heater, the panel, the crawlspace access, the grading. Not an inspection — just experienced eyes that know what tends to cost money later.

Make an offer

Baylee will pull comparable sales, tell you honestly what the house is worth, and help you write an offer that's competitive without overpaying. Price, contingencies, closing date, what conveys — she handles the paperwork and explains every line.

Inspection

Once you're under contract, hire an independent, licensed Kentucky home inspector. Always. Baylee will be there for the inspection, help you read the report, and negotiate repairs or credits if something serious turns up.

Appraisal & underwriting

Your lender orders an appraisal to confirm the house is worth the loan, then finishes underwriting. This is mostly waiting and answering lender questions quickly. Baylee keeps everyone on schedule.

Final walkthrough & closing

A day or so before closing, you walk the house one more time to confirm it's in the agreed condition and repairs were done. Then you sign, funds transfer, and you get the keys. Baylee is still a text away after that.

What could realistically be changed, what a wall or a kitchen move actually involves, and a ballpark on what it takes.

Resale decisions

Which upgrades tend to pay you back when you sell, and which ones you'll probably never see a dollar from.
